The city of Katy covers a geographic area of just 10.7 square miles, and despite its small size, locals often split the city into two regions: Old Katy and Katy Area. "Old Katy" (also called Katy Proper) refers to the properties and custom homes in Katy, as per the actual city limits, mainly north of Interstate 10. "Katy Area" refers to the newer sections of town (developed during and after the 1970s) and growth that was spurred by Houston's Energy Corridor. Technically, Katy Area includes parts of unincorporated Harris County and Fort Bend County, and areas east and southeast of Katy Proper. Both Old Katy and Katy Area fall under the jurisdiction of the Katy Independent School District, and all Katy, TX homes feature a Katy mailing address.

As you might imagine, Old Katy includes older homes and mature landscaping, as well as more established communities. In contrast, Katy Area includes a number of master-planned communities such as Grayson Lakes, Seven Meadows, Firethorne, Cinco Ranch, Wood Creek Reserve, and Grand Lakes, among others. Master-planned communities are situated amidst developments that date back to the 1970s and 1980s, as well as custom homes in Katy. Technically, Homes for sale in Katy, TX are under the control of the city of Houston (not the city of Katy, like Katy Proper), and it is possible that Katy Area could someday be annexed by either the city of Houston or the city of Katy.
